Why should I consider staging my property?

Staging your property can help you sell it faster, for a higher price, and with a better return on your investment. Houses that are staged typically command a higher sale price than unstaged homes, and your prospective buyer gains great insight into how they can use each room as they do their walkthrough.

How much does property staging cost?

Costs depend on number of factors such as the size of the property, its location, the extent of the staging required and staging duration. Expect to invest between 1%–2% of your asking price to fully stage your home and that way you could see a return on that investment of up to 10%.

What is included in the rental package?

Every detail matters! In addition to carefully selected furniture for each staged room, we will incorporate accessories such as throws, pillows, rugs, wall art, artificial plants, decorative items, and even kitchen accessories. Our aim is to craft a warm and inviting atmosphere for your ideal buyer.

What is the rental period for the furniture?

Our standard rental period is 8 weeks from the installation date, which is when we deliver the furniture and accessories and stage your property. For show homes, we extend the rental period to 12 weeks, as these properties need additional time to sell and aim to showcase multiple properties within the development.

What happens when the contract ends?

After your initial hire period, we will schedule the collection of the furniture and accessories leaving your property clean and tidy. However, if you wish to extend the contract, you can do so by providing us with two weeks' notice, allowing you to extend further on a month-to-month basis.

Do I need to be present during the staging?

During the consultation, we will discuss your preferences for your property however, the actual staging will take place without you present. Staging is a busy day that requires our complete focus, as any distractions can lead to delays. Once the staging is complete, you will be invited to visit the property to sign off the inventory.

Do I need to stage the entire property? 

We suggest staging the entire property to provide a cohesive experience for potential buyers and showcase your home at its finest. Our focus will be on key areas such as the living, kitchen, master bathroom, and entrance as these spaces typically attract the most interest from buyers.

Is it too late to stage my home since it has been on the market for a while?

Staging can still be done until the property is sold. We suggest removing your property from the market during the staging process, so when it is relisted, it will have a fresh appeal. For optimal results, it's best to stage home before any listings or showings take place.

Home staging is essential at every price level. It significantly enhances the perceived value of any property. When a home is professionally staged, potential buyers can easily recognise its best features and envision themselves living there. This is crucial for encouraging buyers to make an offer.
